New residential community Estancia is making waves in Santa Barbara.
Filled with tasting rooms, boutiques and restaurants, downtown Santa Barbara seemingly has it all. But until recently, the laid-back beach town lacked fresh vertical living options. That’s all changing with Estancia (from $1,125,000). Offering 72 residences and townhomes in a peaceful, parklike setting—including the area’s first single-story units in more than 30 years—with traditional Spanish Colonial exteriors and clean, modern interiors, the community is a collaboration between two Santa Barbara firms: Franciscan Developments and The Cearnal Collective. “The vision for Estancia was born out of a desire to take what is most loved and cherished about Santa Barbara and create a residential experience that takes full advantage of the city’s… active lifestyle,” says John Schuck of Franciscan Developments.
NEIGHBORHOOD WATCH: DOGPATCH
You know a neighborhood is hot when people start coming to its defense. “It’s always been cool” is a recurring response when we take a temperature read of the Dogpatch, a former industrial area on the city’s eastern edge. In the ‘80s, artists trickled in, seeking cheap rent and lofty studios. Now it has campfire Old-Fashioned’s, valiant young art dealers, and 500 new parking meters. Contributing to its cred is the Minnesota Street Project, an expansive complex of galleries, alongside design destinations like Workshop Residence, a purveyor of functional home goods, and Industrious Life, a contemporary and vintage design shop. Plus, there’s Bryr, a local brand making clogs cool again. Meanwhile, there’s no shortage of buzzworthy eateries to feed starving art lovers—Serpentine (415.252.2000) is industrial chic, Piccino Café (415.824.4224) is a neighborhood classic, and modern Hawaiian restaurant ‘āina inc. After selling $7 million townhouses in New York at the age of 26, Clinton Selfridge landed in San Diego in 2001. Today, he’s regarded as the go-to agent for luxury coastal and equestrian properties like 100 Stratford Court, the Del Mar manse whose $21 million purchase price broke records as the highest local transaction since 2007. “People are starting to go after the trophy properties again,” he says. Patrick Fogarty knows that an unrivaled view is L.A.’s ultimate luxury, so when the 28-year-old developer nabbed a corner property on Hedges Lane with citywide views, he imagined the sublime. “This is the best location in the city, so the architecture had to make a statement,” he says.
