Sotheby’s international realty’s Bodenchak team shares their newest-construction listings, a $17.5 million waterfront with a dock in Water Mill South and an $8.85 million modern with a tennis court in Sag Harbor.
The Bodenchak Team, led by husband and wife Dawn and Frank Bodenchak, have a passion for real estate and an unrelenting determination to exceed the desires of their luxury clientele.
“We go the extra mile for our buyers, developers and sellers,” says Frank. “One of the most rewarding aspects of our job is making great, long-lasting investments for our buyers in the right product. We would rather not make a sale than sell the wrong product to one of our buyers.”
Bodenchak Team members Frank and Dawn as well as Tyler Goldich contribute an advantageous blend of skills, each with Wall Street backgrounds and MBAs in finance. Prior to working in real estate, Frank was a No. 1-ranked institutional investor and managing director at Morgan Stanley, Dawn worked in sales and Goldich worked in research.
The team is one of Sotheby’s International Realty’s most active. They are the top-ranked team in the Bridgehampton office in volume, listed in the top 100 out of Sotheby’s 26,000 worldwide agents and among the top two teams throughout the Hamptons.

The listing at 199 Georgian Lane, located in Water Mill South.
“For our developers and sellers, we offer three decades of selling and marketing experience, a Wall Street work ethic, and personal design and build experience,” says Dawn. “We are involved in 20 to 40 deals per year, which only three or four other agents can say.”
Unlike other teams, the Bodenchaks have a background as investors, developers and designers. Frank notes, “It gives us a unique edge. We provide experiencebased advice of what can be done with a piece of land or house. We collaborate with clients on their plot plan, design and home features.”
The Bodenchak Team’s newest luxe listing is 199 Georgian Lane in Water Mill South, a modern, nine-bedroom waterfront with a spectacular glass and steel design. The 9,000-square-foot residence features a heated pool, a pool house, a bulkhead dock and views of Hayground Cove.
“The home offers a boating pergola and private dock, where an owner can boat, kayak or paddleboard to the beach every day, if desired,” says Frank. “It’s also in a cul-de-sac neighborhood with total privacy, free of any traffic. Few south-ofthe- highway neighborhoods can offer that anymore. The location is conveniently just five minutes to Bridgehampton Village in one direction and Southampton Village in the other.”

199 Georgian Lane is listed at $17.5 million, well below the $20 million to $30 million price tags of other large-scale waterfront homes with docks.
For those with a $9 million budget, The Bodenchak Team has also listed 1636 Noyac Path, a brand-new modern Sag Harbor estate, in a setting of other 5-acre to 30-acre estates. Says Frank, “The 5-acre estate is being built to the standards of a high-end, south-of-the-highway estate, but for a price that more buyers can afford.”
The home’s open layout spans 10,500 square feet. It includes nine bedrooms, 9 ½ baths, two primary suites on the first and second floors, a walkout gym and a theater. A well-conceived layout, cutting-edge design architecture and exquisite craftsmanship are hallmarks of this new listing.
Designed by Dawn and Frank’s development firm, Bodenchak Design & Build, the estate has 20 total rooms, three levels of luxe living space, an elevator, a freefloating staircase and expansive 11-foot ceilings. The property is outfitted with a 45-foot pool, spa, fire pit, pool house and private tennis court, making it the ideal haven for the whole family to enjoy.

Dawn notes, “1636 Noyac Path offers proximity to the Bridge and Noyac golf clubs as well as the marinas. It’s in an ideal Sag Harbor location, equidistant to Water Mill, Bridgehampton and Sag Harbor Villages, with access to Sag Harbor’s acclaimed school system.”
The Bodenchaks make it their priority to give back to the Hamptons community by donating to and raising awareness for local initiatives, including Southampton Hospital, Bridgehampton Child Care and Recreational Center, AARF and The Children’s Museum of The East End. 199 Georgian Lane, Water Mill South, $17.5 million; 1636 Noyac Path, Sag Harbor, $8.85 million; 917.968.9020, [email protected]
